A standard softwood shopfront for a small retail unit starts from around £2,500. Premium hardwood options in oak or sapele range from £5,000 to £8,000. European oak is the most popular choice. It is naturally durable, resistant to rot and weathering, and has a beautiful grain. Sapele is an excellent alternative offering a rich, warm colour at a lower price point. Accoya is a modified softwood with a 50-year above-ground durability guarantee and exceptional dimensional stability. Iroko is a tropical hardwood with natural weather resistance. For budget-conscious projects, pressure-treated redwood or Douglas fir perform well with proper maintenance.
In most cases, yes. Installing a new shop front or making changes that materially alter the external appearance requires planning permission. If your property is in a conservation area, timber is often the only permitted material. Listed buildings require Listed Building Consent in addition to planning permission. A straightforward like-for-like replacement may not need permission, but we always recommend checking. We advise on all planning matters during your free site survey.
A well-maintained timber shop front will last 25 to 60 years or more. Oak and Accoya can last 50 years or longer. Treated softwood typically lasts 25 to 35 years. The key is regular maintenance: repainting or resealing every 3 to 5 years, annual inspections, and prompt repair of any damage to the protective finish.
Timber is often the required material in conservation areas. Many local authorities will not permit uPVC, aluminium, or modern materials where they would harm the character of the streetscape. Repaint or reseal every 3 to 5 years. Carry out an annual inspection for cracks, peeling paint or moisture ingress. Clean every 6 months with warm soapy water. Touch up minor chips promptly. Check and lubricate door hardware every 6 months. With this routine, your timber shopfront will stay looking sharp for decades.
Timber offers superior warmth, better thermal insulation and is the only material accepted in most conservation areas. Aluminium is lighter, requires less maintenance and suits contemporary designs with slim sightlines. Timber costs more upfront but many businesses prefer its character. Timber is a natural insulator and performs better thermally than aluminium, reducing cold bridging. Pair timber frames with double-glazed sealed units and you can achieve U-values of 1.4 W/m²K or better, significantly reducing heating costs compared to single-glazed aluminium shopfronts.
Untreated timber achieves a Euroclass D fire rating. However, timber can be factory-treated with intumescent fire-retardant coatings to significantly improve performance up to Euroclass B. For commercial premises, we recommend fire-retardant treated timber meeting Building Regulations Approved Document B. Hardwoods like oak naturally perform better in fire due to their density.
Accoya is radiata pine modified using a non-toxic acetylation process. This makes it exceptionally dimensionally stable, resistant to rot, decay and insect attack. It carries a 50-year above-ground warranty, holds paint coatings far longer than untreated softwood, and is FSC certified. It is an excellent choice for timber shopfronts where long-term performance and reduced maintenance are priorities.
